A life without electricity can scarcely be imagined in our modern world, but powering up your home is not as simple as running a wire. If you own property with any type of electrical installation, you must be in possession of a valid electrical installation certificate. An electrical certificate of compliance deems your property safe and that it is in compliance with SANS10142-1 Electrical Installations Regulations.
When is an Electrical Certificate of Compliance required?
An electrical certificate of compliance is valid for two years from the date issued unless the system has been altered or worked on. Electrical installation certificates are required when you sell your home and the current CoC is older than two years, or if you have in any way altered the system or had work done to it. Should you decide to modify or alter the existing installation for any reason, the certificate becomes invalid and a new one must be issued.
Electrical Compliance Certificate Cost
As there are many factors that can determine the outcome of an inspection, it is not feasible to determine the cost of a new certificate without first performing a new inspection. The only upfront cost that we can provide you with is the inspection fee. Beware of companies that attempt to guarantee cost; they are most likely cutting corners. At the time of the inspection, one of our electricians will give you a report with any compliance issues and recommended solutions. The estimated cost will be included in the report. We will also give you a reasonable timeline for job completion and are committed to completing all jobs within the timeline agreed upon. Once the work has been completed a final bill will be generated which determines your price.

How to go about obtaining an electrical inspection in Cape Town
If you are putting your home up for sale, as a rule, it is best to request an inspection before putting your house on the market; this will give you a much better idea of any potential modifications that may be required before the sale of your home is complete. Oftentimes, your agent will handle the application request for you, but if he or she does not, be sure to set up for an appointment as soon as possible. This allows plenty of time for any needed repairs that may be required. However, if you have already sold your home, generally your agent will take care of the application process for you. Having the inspection performed as well as getting any costs associated with remediation to your electrical system will allow you to better set your selling price on your home.
What is covered in the certificate?
Although the certificate itself does not cover any appliances installed in the home, it does cover how they connect to the electrical system. The certificate is valid for two years unless further modification to the electrical system is done.
Generally, it is the responsibility of the seller to provide the new owner with a CoC. The request for inspection can be made by the seller, the agent, or the attorney and does not determine who will pay for the inspection. Once the request is received, we will contact the seller to explain the process and costs and also acquire the seller’s permission to do the inspection. Having a valid email address will allow us to keep you abreast of your inspection. Once the inspection is complete and any corrective issues resolved, we then supply the certificate to your transferring attorney for registration purposes so that it can be provided to the new owners. Should you wish a copy of the certificate for your own records, we will be happy to provide you with one at no additional cost.
